Application Criteria

Thank you for trusting Arrow Residential Properties to help with finding your new home.  We want the application process to be quick and easy for you.  Please note that we conduct a thorough background, credit and criminal check on all applicants.  Below you will find a list of items that you will need to submit with your application and some tips to prevent any delays in the processing.  

Below we have summarized our application requirements. We know your time and money are important, and we want to help you make the most of both. In many cases, applicants who don’t qualify are denied for reasons we could have identified beforehand. If you’re unsure about your approval chances, feel free to reach out! We’re happy to give you a good idea of where you stand before you submit an application. This way, you can apply with confidence, knowing your application fee is being put to good use.

APPLICATION REQUIREMENTS

In order for us to complete your application, you must submit the following for all adults over the age of 18 that will be occupying the home:

COMPLETED APPLICATION - You can complete an application by clicking on the 'Apply Now’ button on the listing that you are interested in.

DRIVER'S LICENSE OR STATE ISSUED ID OR PASSPORT

PROOF OF INCOME - Acceptable forms of income include your most recent 3 months pay stubs, an Offer of Employement Letter, two previous years tax returns (if self-employed), social security earnings statements, or child support documentation.

NON-REFUNDABLE APPLICATION FEE OF $40 PER ADULT - Please note: The application fees are non-refundable. As soon as you submit your application, the application fee is immediately applied and cannot be refunded. 

QUALIFICATION REQUIREMENTS

CREDIT SCORE - We require a 600 FICO credit score and that all accounts are currently in good standing.

INCOME - We require a minimum income level of 3 times the monthly rental amount.  

RENTAL HISTORY - We require good standing rental history including no evictions or balance due to past landlords.

CRIMINAL BACKGROUND - We will run a national criminal background check on all applicants and all applications will be checked through the national Sex Offender and OFAC/Terrorist database. Issues that will result in automatic denialinclude theft, property damage, fraud violations, convicted felons, sexual offenders.

PET SCREENING - Pet are an additional $250 one-time non-refundable pet fee per pet plus $50 per month pet rent. All emotional support pets are required to be approved by a third party verificaiton service. 

RENTER'S INSURANCE - We require that tenants obtain a renter's Insurance policy and provide proof of that policy prior to keys being released. Renter's insurance can be easily obtained and is typically inexpensive. Please be prepared to provide this upon request at the time of lease signing.

OCCUPANCY LIMIT - Per HUD safety guidelines, occupancy shall not exceed more than 2 persons per bedroom.

FAIR HOUSING PROVIDER

Arrow Residential is committed to compliance with all federal, state, and local fair housing laws.  We will not discriminate against any person because of race, color, religion, national origin, sex, familial status, disability, or any other specific classes protected by applicable laws. We will allow any reasonable accommodation or reasonable modification based upon a disability-related need. The person requesting any reasonable modification may be responsible for the related expenses.
